Hi, my name is Andrew Sadler, and I am your local independent EPC assessor.

I carry out EPC assessments in Mid-Sussex and parts of Surrey and Kent,

The service I offer is simple and straightforward.

My regular clients include Estate Agents, Local Housing Associations, National EPC providers and private landlords.

I have been producing EPCs in Mid-Sussex and parts of Surrey and Kent since 2013

My aim is to complete and submit your Energy Performance Certificate (EPC) within 24 hours of visiting your property.

Your certificate will be submitted to the national database (legal requirement) and sent electronically to you or your Estate Agent and Solicitor if required. Having now completed more than 8,000 for homeowners, landlords and estate agents in and around Sussex and parts of Surrey and Kent.

An Energy Performance Certificate is a legal document required when you sell or rent a property or applying for an RHI grant.

The Certificates illustrate how energy efficient the property is and rated on a scale from A to G based on the running costs for heating hot water and lighting.

An 'A' rating is excellent, meaning low fuel costs, and a 'G' rated property would have much higher fuel cost.

The EPC certificate is valid for 10 years.

The Inspection takes 30 to 40 minutes in your property for an average sized property
and includes the inspection of the following items:
  • Orientation of property.
  • Central heating system including boiler and associated controls.
  • Property measurement — size and layout. Type of construction including wall, floor, roof.
  • Loft insulation
  • Windows type-Glazing type — PVC or timber — year of installation.
  • Loft conversion — completion certificate (If available!)
  • Lighting (Only LED and CFL lamps are low energy lighting) Halogen bulbs are not low energy
  • Wall insulation - cavity insulation certificate required when there are no visible signs of insulation -
  • Internal/external insulation must be confirmed by documentary evidence or visual evidence.
  • Solar PV installations — MCS certificate required (If available!)
  • The Certificates will also give the properties an 'Environmental Impact' rating by indicating its carbon dioxide emissions.
  • There will also be a list of cost-effective actions to improve the building's rating.
  • The potential rating is based on all the recommendations being implemented.
